Fortiva Residential is pleased to announce an opening for a full-time Assistant Property Manager. This pivotal role offers an exceptional opportunity to contribute to the operational success of one of our dedicated residential communities located in Largo with 111 units. We emphasize centralized operations, ensuring robust support and streamlined procedures. This is not a remote position; our Assistant Property Manager will enjoy engaging directly with our community on-site, fostering a positive and vibrant residential environment.

As Assistant Property Manager, you will play a crucial role in maintaining the high standards and operational efficiency of our property. You will collaborate closely with our senior management team to ensure our residents receive excellent service and support. This position demands a professional capable of balancing multiple responsibilities efficiently while upholding our high standard of excellence in all facets of property management.

Duties and Responsibilities

  • Lead leasing efforts and manage lease administration, including but not limited to, conducting tours, managing lease renewals, and executing leases.
  • Engage in lead generation activities and execute effective marketing strategies to maximize occupancy.
  • Build strong relationships with current and prospective residents and provide high-quality customer service to enhance tenant satisfaction and retention.
  • Oversee and facilitate the move-in and move-out process, ensuring a smooth transition for residents and maintaining the property checklist to corporate standards.
  • Conduct regular inspections of the property to ensure compliance with safety and maintenance standards.
  • Manage day-to-day operations of the property office, maintaining organized records and ensuring compliance with all company policies and applicable laws.
  • Coordinate with maintenance staff to ensure all units and common areas are in excellent condition and all repairs are handled promptly.
  • Handle resident complaints and issues promptly and effectively, taking necessary actions to resolve conflicts and ensure resident satisfaction.
  • Assist in budget preparation and financial management, including rent collection, expense monitoring, and reporting.
  • Ensure all property activities are compliant with all local, state, and federal regulations.

Requirements

  • Minimum of 2 years' experience as a Leasing Consultant in Apartment Communities or similar role in property management.
  • Proven track record of successful leasing and tenant management.
  • Strong organizational skills and the ability to manage multiple tasks simultaneously within tight deadlines.
  • Excellent communication and interpersonal skills, capable of building and maintaining strong relationships with tenants, vendors, and staff.
  • Demonstrated ability to lead by example, with a hands-on approach to all aspects of property management.
  • Thorough knowledge of industry legal requirements, including leasing and landlord-tenant laws.
  • Proficiency in property management software and Microsoft Office Suite.
  • Detail-oriented with an aptitude for problem-solving and conflict resolution.
  • Strong financial acumen, with experience in budget management and financial reporting.
  • High school diploma required; Bachelor’s degree in Business Administration, Real Estate, or related field preferred.
  • Ability to work on-site as the sole staff member in the leasing office.
